GEORGIA INVESTMENT OVERVIEW

Georgia. The context behind the opportunity.

A growing economy, distinct property markets and a strategic location between the Black Sea and the Caucasus. Start with the country, understand the city, then examine the asset.

01 / GEORGIA INVESTMENT OVERVIEW

The economy, in perspective.

Use national indicators to frame questions about demand and resilience. They do not establish a property’s value, rental income or exit price.

What these indicators mean for an investor

A stronger national economy can support business activity and household demand. Travel spending provides context for hospitality. Neither removes the need to inspect local supply, comparable rents, operator terms and asset-level cash flows.

02 / REGIONS & STRATEGIES

One country. Different investment cases.

Choose a location around the use case and the evidence available for the specific asset. The comparisons below are screening considerations, not price or yield forecasts.

01 — Capital-city living and business

Tbilisi

Consider long-term residential use, commercial locations and personal-use property. Compare the actual neighbourhood, access, condition and tenant profile.

Check: local supply, comparable leases, fit-out costs and resale liquidity.

02 — Hospitality and coastal property

Batumi & the Black Sea

Consider holiday use and hospitality-led assets. Underwrite demand across the year and review the operating model rather than relying on peak-season rates.

Check: seasonality, operator charges, owner-use limits and competing supply.

03 — A destination-specific thesis

Gudauri, Bakuriani & resort locations

Why these numbers differ from other websites

GDP growth measures an economy. Property-price growth measures an asset market. Gross rent divided by purchase price differs from operating income after vacancy and expenses. The calculator below is an editable scenario, not a market forecast.

Business conditions: questions worth asking.

Market access

Identify the real source of demand: local residents, businesses, visitors or an identified operator. Test the investment against a slower-demand case.

Banking & currency

Map the currency of income, costs, purchase obligations and financing. Obtain written bank terms for the actual borrower and asset.

Ownership & setup

Confirm the permitted ownership structure and registration requirements with independent specialists. A company, property purchase and residence application are separate decisions.

Delivery & counterparties

Review the developer or seller, contractual milestones, construction status and remedies. Understand who is paid, by whom, and for what.

Growth comes with risks.

The IMF’s June 2026 consultation highlighted foreign-exchange exposure and rapid credit growth among financial risks. Add regional uncertainty, delivery delays, liquidity and operating costs to the asset-specific review. Stress-test lower revenue and a longer exit period. IMF ↗
